Windsor sits between Fort Collins, Loveland, and Greeley, straddling the Larimer and Weld county line. It has grown quickly from a small agricultural town into a substantial residential community, and the housing stock reflects that — heavily weighted toward construction from 2000 onward, with active new-build subdivisions still delivering.
Lot sizes tend to be generous compared with the metro, and Water Valley and the neighborhoods around Windsor Lake and Pelican Lakes anchor the higher end with golf and water frontage. Buyers routinely get materially more square footage and yard here than the same money buys in Fort Collins.
The county line is the detail that trips people up: Larimer and Weld differ on property tax rates, and school assignment does not follow the town boundary cleanly. Windsor is served by the Weld RE-4 district, but confirm the specific school assignment and county for any address rather than assuming from the mailing city.

Is Windsor in Larimer or Weld County?
Both — the town straddles the line, and which one a given property sits in affects your property tax rate and some services. It is not a detail you can infer from the address, so confirm the county on the specific parcel. It is one of the first things worth checking when comparing two Windsor homes that otherwise look alike.
Is buying new construction in Windsor a good idea?
It can be, and there is a lot of it. The things worth pushing on are the builder's contract terms, what is actually included versus an upgrade, the metro district mill levy, and the build timeline — which slips. Having representation at the builder's table costs you nothing as a buyer and is worth having; the on-site agent works for the builder.
What is the commute from Windsor to Fort Collins?
Usually 20 to 30 minutes depending on which side of Windsor you are on and whether you take Harmony Road or I-25. Greeley is closer to 20 minutes east. A lot of Windsor buyers work in one of those two cities and chose Windsor for the lot size and newer housing.
