Denver is not one market. A citywide median tells you very little about what is happening in Wash Park versus Green Valley Ranch versus Berkeley — the price tiers, buyer pools, and inventory move independently. Any serious conversation about buying or selling here starts at the neighborhood level, and often at the block level.

The housing stock is unusually varied for a western city: pre-war brick bungalows in the Highlands and Park Hill, mid-century ranches through Virginia Village and Hampden, high-rise and loft product downtown and in RiNo, and continuous infill scrape-and-build across the older close-in neighborhoods. Two houses on the same street can be sixty years apart in age and construction.

Denver's rules matter more than in surrounding cities. Zoning allows accessory dwelling units in many areas, short-term rental licensing is restricted to a primary residence, and historic districts carry design review. All three change what you can actually do with a property, and all three should be verified for the specific parcel rather than assumed.

Can I short-term rent a home I buy in Denver?

Only if it is your primary residence. Denver requires a short-term rental license tied to a primary residence, so a pure investment STR is not permitted under current rules. If STR income is part of your purchase math, verify the current ordinance and licensing status before you write — this is the single most common bad assumption we see from out-of-state buyers.

Which Denver neighborhood should I be looking in?

It depends on what you actually optimize for — commute, schools, walkability, lot size, or price ceiling. The close-in northwest neighborhoods trade walkability for smaller lots and higher prices per square foot. Southeast Denver around Hampden and Virginia Village generally gives more square footage and yard for the money. Rather than guessing, tell us your daily pattern and we will narrow it to two or three.

What is an ADU and can I build one?

An accessory dwelling unit is a second smaller dwelling on the same lot, often above a detached garage. Denver has expanded where they are permitted, but eligibility still depends on the specific zone district, lot dimensions, and alley access. If ADU potential is part of why you want a property, confirm the zoning on that parcel before removing your inspection objection.
