Loveland sits in Larimer County between Fort Collins and Longmont, at the mouth of the Big Thompson Canyon. It has a genuine arts identity — a long-running sculpture industry, foundries, and the Benson Sculpture Garden — alongside a manufacturing and medical employment base that keeps it from being a bedroom community.
Housing spans historic downtown bungalows, a wide belt of 1990s and 2000s subdivisions, lakefront and near-lake property around Lake Loveland and Boyd Lake, and newer construction pushing east toward I-25. Prices generally sit below comparable Fort Collins product, which is a meaningful part of the draw.
For buyers, the calculus is usually space and access: Rocky Mountain National Park is under an hour up the canyon, Fort Collins is fifteen minutes north, and Denver is roughly an hour south on I-25 outside of peak. Anything near the Big Thompson corridor deserves a hard look at floodplain designation given the 2013 flood history.
